Integrated architectural design & property services

We provide integrated architectural design and property development, project management and property consultancy services with our partner Habitat Investments. In north London, we are currently delivering a build-to-rent co-living development for a foreign investor. In Italy, we are researching holiday villas development opportunities in prime tourist destinations, as well as residential developments in Milan and Rome.

We also partner with REAL Monaco for project management and real estate services in the south of France, where we are delivering the complete refurbishment of a 1920's art deco villa and the construction of a spa and holiday apartments.  

How we work - The RIBA Workstages

1. Briefing

The key to a successful project is a clear brief and clear strategies to achieve it.

We work with clients to identify aspirations, challenges, opportunities and shared ambitions including sustainability at the outset. We work with low carbon and natural materials.

With developers, we carry out studies to identify the full potential of a site.

2. Concept 

We look at each project without a preconceived approach or style and create a bespoke sustainable solution to the brief based on light, views, context and activities.

In a series of client workshops, we discuss clearly illustrated and thoughtfully considered design solutions. Depending on the project, these can also be discussed at pre-application stage with the planners.

We find that involving the planners at the right time in the evolution of the scheme is vital. 

3. Developed Design

Having defined the final project brief with the client, we assist the client in selecting the appropriate consultant team for their project. develop the designs coordinating with structure, building services, outline specifications and cost information. We

The plans can be submitted to building control for initial feedback to confirm that they are compliant with building regulations. We identify all energy reduction opportunities in the building fabric, choice of materials, space and water heating, lighting and explore renewables micro-generation.

Planning documentation is prepared and a planning application is submitted.

4. Technical Design

Following client approval of the design, we develop all technical aspects in detail, through regular design team meetings to fully coordinate with structure, services and project strategies such as sustainability, fire and acoustics.

Architectural drawings and specifications alongside structural and services information are used for tender, cost plan, building control, party wall and health and safety.

We believe that thoroughly developed and detailed information is essential to obtain realistic cost estimates and to ensure quality is maintained throughout the construction phase.

We assist the client in selecting the best contractor for the project and we also working with contractors during tender to identify appropriate cost savings and buildability measures. 

5. Construction

During the construction phase, we have a hands-on approach, working closely with the contractor to ensure quality and programme are maintained.

Monitoring workmanship and testing are essential to ensure sustainability targets are achieved.

We administer the building contract, with regular site inspections and progress reviews, issuing instructions and certifying amounts to be paid to the contractor.

6. Handover, Close Out & In Use

Following practical completion, we continue to administer the contract, making final inspections and providing information to the cost consultant for final accounting.

We believe post-occupancy feedback is essential to client and user satisfaction, sustainability in use as well as our practice’s continuing research and development.

A successful project is the result of good collaboration and relationships. Continuing these after completion is very important to us.
